2. What this website is, and is not
This website provides free, general information about property risk in Greece: Regional Risk Briefs, articles and explanatory material. It is published for information only.
AVLI does not currently sell any service through this website. No payment is taken, no order can be placed, and no contract for services arises from your use of it. The Risk Snapshot, Consultation and Due Diligence Review described on this site are not yet available.
AVLI does not give legal advice, is not a law firm, and is not a substitute for a Greek lawyer or notary. It does not carry out a survey, valuation or measurement, does not conduct a title, cadastral, forest-map or foreshore search, and does not verify any document. Nothing on this website creates a professional or advisory relationship between you and AVLI.
3. Regional Risk Briefs
A Regional Risk Brief is a free, general guide to a region. It is not specific to any property, plot or transaction, and it is not tailored to your circumstances. It describes risk themes that commonly arise in a region so that you know what to ask about. It does not tell you whether any particular property carries those risks.
To receive a brief you give us your name and email. That is the only information we ask for. We may email you about AVLI from time to time; you can unsubscribe at any time.
4. The waitlist
You may ask to be told when AVLI's paid services open. Joining the waitlist creates no contract, no obligation on either side and no payment. We will contact you when those services become available. You can ask us to remove you at any time.
5. Your responsibilities
You are responsible for the decisions you make. You should obtain your own legal, technical and financial advice from licensed professionals before committing to any purchase in Greece. Do not rely on this website as a substitute for that advice.
6. Intellectual property
We own all intellectual property in our briefs, articles, templates and methodology. You may read, download and share our Regional Risk Briefs for your own personal, non-commercial use. You may not resell, republish or redistribute them, or use them to provide a service to anyone else, without our written permission.
7. Accuracy
Greek property law, planning rules and public mapping change. We take reasonable care to keep our material current, but we do not warrant that it is complete, accurate or up to date at the time you read it. Regional briefs describe general patterns, not the position of any given parcel.
8. Liability
Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited by law, including your rights under the Consumer Rights Act 2015.
Subject to that, and given that everything on this website is free general information as described in clause 2: we are not liable for any decision you make, for anything we have not undertaken to verify, or for any indirect or consequential loss. We do not accept liability for loss arising from reliance on our free material.

Where we link to third-party websites, registries or portals, we do not control them and are not responsible for their content or availability.
10. Complaints and governing law
Please contact [email protected] with any complaint and we will respond promptly. These terms are governed by the law of England and Wales, and its courts have non-exclusive jurisdiction.
